A familiar situation
A home listing price can look different once you choose a down payment. Compare the cash contribution as a share of price and the remaining amount to finance before planning closing funds.
How to use this calculator
- Enter purchase price, down payment, annual interest rate and the remaining inputs.
- Select Calculate to see the answer and its breakdown.
- Keep a scenario, change an input and compare the results.
Use consistent units and check the assumptions below before applying the result.
How down payment is calculated
The estimate subtracts the down payment and amortizes the balance over equal monthly payments. Program fees, insurance and eligibility rules are included only when a separate input explicitly provides them. Formula: Down-payment percentage = cash down ÷ purchase price; financed amount = price − down. Use the displayed details to inspect the intermediate amounts and replace example assumptions with terms from your own quote or records.
Down-payment percentage = cash down ÷ purchase price; financed amount = price − down.Putting $60,000 down on a $300,000 home is 20%, leaving $240,000 before fees.
Assumptions & useful context
The result depends on the values you enter and the method described above. Displayed numbers may be rounded; calculations use the unrounded values. Check that this model matches your situation before relying on it.
Financial projections use your assumptions. Actual returns, lender terms, fees and tax rules can differ; these results do not guarantee a future outcome.
